Honing in on specific locations and understanding the market at an intimate level will save you from losing money.
Having a clear knowledge of the market you are investing is the most important thing. The last thing you want to do is overpay for a property.
Location also ties in with your investment strategy. Knowing what metrics you look for such as GRM, Cap rate, price per unit, cash on cash return, etc. is critical.
